Choosing in to a rented property 

 When you choose your student accommodation you should feel confident that when when you move in to your property it will be in good condition and professionally cleaned. You should also feel confident that if there are any problems with your new home, your Letting Agent will act quickly and respossibly to ensure that the problem is rectified swiftly. You can usually tell from the service that you recieve before signing a Tenancy Agreement whether your agent will address you requests swiftly and if they care about the properties and the tenants in the way that you would expect, if they do not provide good and helpful customer service before you sign an agreement it is highly unlikely that they will provide any better service during the year. At Cunningham Lettings we pride ourselves on our customer service and rapid response to maintenance problems ensuring a smooth and trouble free experience.We have Student Homes ranging from 1 to 10 bedrooms and all have the relevant safety testing including Electrical Certificates,Gas Safety and Servicing Certificates, PAT testing of portable appliances, EPCs Energy Performance Certificates and Fire Alarm Servicing Certificates.

All of our properties are managed by us giving you additional peace of mind, you know that we are there when you need us. Cunningham Lettings have a good team of tradesman working alongside us with direct contact numbers for you to call in emergencies. Most of our properties include "Personal Contents Insurance" for each student and the option of additional help with cleaning termly or monthly if required for a small extra charge. We will also arrange for someone to call you to give you the details of the best priced gas and electricity for your area for the year and they will arrange to swap them to the best tariff free of charge. We pride ourselves on our services and are always happy to answer any questions.

Useful Informtaion -- Signing for a Rented Property

  1. Fill in application forms on line go to Application Form, look to the left of the page and click application, you need a reference which is the street name followed by house number e.g. lenton250. You should then complete and submit the form. Each tenant should complete a form and use them same reference.
  2. Then download a copy of our contract using the link above, you may wish to send a copy to parents or take it along to the student advisory centre at the University, when you come to sign for the property we will complete the rental figures with you at the office and go over the payment amounts and dates.  
  3. On the day of signing you will need pay your £30 administration fee, £250.00 holding deposit which will become your damage deposit on the first day of your new tenancy, this can be paid by Card, Cash, Cheque or by On Line Transfer. Please contact us for further information.
  4.  At the time of signing you will be required to provide us with 5 post dated cheques covering the rent from 1st August - £1st July
  5. Arrange for your guarantor to completed guarantor form which you will be given to you at the time of signing or you can download the form above and print. The guarantor agrees to cover the cost of the rent should you be unable to cover the rent yourself for any reason.
  6. Cheques should be made payable to Cunningham Lettings

Cheques and completed guarantor form should be returned to Cunningham Lettings-Unit 4 Lenton Business Centre, Lenton Boulevard, Lenton, Nottingham, NG7 2BY.

our deposit will be safely entered in to the government Deposit Protection Scheme set up to protect all tenants and students in shared housing. All of our contracts are for a full 52 weeks made up of 48 weeks full rent and 4 weeks at £185.00 per tenant as a Summer Retainer
