Cunningham Lettings is a family run letting agency owned and managed by husband and wife team Gaynor and Philip Cunningham.

We are a vibrant and successful company formed in 2008 and we have a team of dedicated, dynamic and hardworking people who between them have experience in residential and investment sales and residential and student lettings and property maintenance.

The majority of our portfolio is Fully Management as we believe every property should have the same attention to detail and be given equal priority which sometimes doesn't happen on properties that are listed on a Let Only basis. Our standard charge is 10% plus VAT but we do not add a letting fee, start up fee or any other fee so that our landlords only pay us when we successfully let the property.

Our full management package includes:

  1. A Free and honest rent appraisal
  2. Constructive advise if needed regarding ways to improve the letting of the property
  3. Up to date information for Nottingham City Council regulations
  4. Up to date information for Unipol accreditation
  5. Professionally presented details of the property and as many photographs as possible to show the house in a much detail as possible to the target audience
  6. Advertisements in Unipol tabloid throughout the year
  7. Website advertising on www.CunninghamLettings.co.uk
  8. Website advertising on www.Rightmove.co.uk
  9. Website advertising on www.accommodationforstudents.com
  10. Website adverting on www.Unipol.orguk
  11. Advertisements and updates on Twitter and Facebook on the Cunningham Lettings pages which are regularly updated with new properties and properties still available
  12. Advertise in Cunninghams Coffee Lounge “student cafe” situated on Lenton Boulevard at the heart of the student district.

We also ensure that we keep full records of the following certificates and carry out the renewals at the correct intervals whether that is annually, 5 yearly, or 10 yearly.

  1. Gas safety and servicing of appliances
  2. PIR (Electrical Certificate)
  3. PAT testing for all appliances
  4. Fire Alarm servicing
  5. EPC certificates
  6. Risk assessments
  7. HMO licensing, we can offer help with this as we have over 50 HMO properties

Included in the management fee is the following  

  1. Extensive targeted advertising
  2. Accompanied viewings
  3. We sign up Tenancy Agreements and collect identification for each tenant
  4. We collect all of yearly rent cheques or standing orders
  5. We collect signed guarantor forms and Identification from each guarantor
  6. We Pay monthly rent to our landlords via bank transfer and provide email statements of rents paid and approved costs
  7. Offer maintenance at excellent prices with reliable and trustworthy contractors when needed

Our focus is the Student Lettings market as every member of the carefully chosen team enjoys working with the students in Nottingham. We have a growing portfolio of Student houses to rent / let in the most popular areas of Nottingham, we have student houses to rent / let for both the University of Nottingham and Trent University and also Sutton Bonington Campus. Our Student accommodation is currently situated across Lenton, Dunkirk, Beeston and Wollaton for Nottingham University and Jubilee Campus and for Trent University we have student houses / accommodation in the City Centre and Forest Fields. For the Veterinary campus at Sutton Bonington we have student houses to rent in the desirable village of Kegworth and in Sutton Bonington, here demand is high and supply is low, we would welcome more student houses in the area and are sure that we can let them. All of our houses are finished to a good / high standard and we are extremely selective about the type of property and the landlords that we take on with houses To Let / To Rent. Cunningham Lettings were proud to be one of the first student letting agents in Nottingham to achieve the Status of Full Accreditation with Unipol and we believe in their philosophy, the DASH Code, decent and safe housing for students.

Gaynor Cunningham was a Consultant for Unipol in Nottingham for 12 months and therefore has a greater knowledge than many other letting agents and is always happy to help and advise new landlords about the best ways to bring their properties not only to the expected standard but above and beyond that. This has meant that our properties have let easily in most cases and for a good weekly room rate, there is a lot of competition in all student areas of Nottingham now and there are many more student houses to let in Nottingham than there are students which is why our friendly hands on approach, along with the expertise, knowledge and customer service that is second to none for both our students and our landlords is a winning combination.

The feedback that we have had from both our students and our landlords has been excellent and because we have great houses in good condition unlike some of our competitors we do not spend the majority of our time dealing with complaints, leaving us free to improve our service even further and implement new ideas which set us apart from other agents, we aim to provide our students with as much useful and helpful information as we possibly can to ensure that their time with us is pleasant and trouble free. We have a fantastic team of tradesmen working with us and again our students and our landlords have been impressed with all of the work that we have arranged and carried out at our student houses across Nottingham from putting up shelves to complete renovations.
